Deposit & Cancellation Policy

2 NIGHT MINIMUM STAY REQUIRED.

25% of the total bill is required when the reservation is made. Deposits are refunded less a $35 cancellation fee when cancellation is made known before 10 days of arrival. If the reservation is canceled within the 10 day period, the entire deposit is nonrefundable.

3 night minimum stay required on Memorial Day, 4th of July & Labor Day weekends.

Prices during holiday weekends do not fluctuate. Prices stay the same year round.

All payments are accepted by credit card. Checks are accepted if received 30 days before arrival date. Returned checks are subject to, but not limited to, a $25 fee.

Rules & Regulations

Pets need prior approval. You are responsible for clean up and for any damage your pet may cause. Do not leave pet alone in the cottage, unless they are restricted to a crate. Bathrooms are not appropriate to contain pets (Guests will be liable for towels, rugs, etc. damaged by pets). Keep pet on a leash at all times while outside. Only one pet per cottage. Please clean up & dispose of pet waste.

Campfires in fire pits only (wood is provided).

Quiet hours are 10:00 pm through 8:00 am.

Children under the age of 18 must have adult supervision at all times. (21 years of age or older)

No motorbikes or mini-bike riding except for transportation only.

Breckinridge County, Ky is a dry county so be responsible. Absolutely no alcoholic beverages permitted for those under 21 years of age.

You are responsible for any and all damages that occur during your stay and will be charged accordingly.

No cooking on the porches and do not throw food scraps out on the grounds. Please dispose of all garbage in cans provided.

  • $15 additional per person, per night, over cottage capacity

Cottage Capacity
  • 1 bedroom ---- 3 guests
  • 2 bedroom ---- 6 guests

Extra guests are permited with approval of managment & $15 fee per extra guest per night
